Chief Operating Officer

AHC Management LLC

Arlington, VA

The COO will provide leadership and supervision for AHC Management LLC. The COO will develop and implement strategies to ensure high quality service, cost effective management of resources while advancing ownership’s mission and business objectives. The COO will also promote a culture that reflects ownership’s values, encourages outstanding performance and rewards productivity. The position reports to the CEO of AHC Management LLC.

In addition, the COO will: Develop annual business plans to advance AHC’s mission and objectives; develop and monitor strategies to ensure the long-term success and viability of the organization; supervise and provide guidance to property staff (30+ multifamily residential properties, 70+ employees); ensure that the properties are in strict compliance with all applicable regulations; oversee marketing efforts for new tenants & tenant retention; prepare operating budgets and working closely with Asset Management and property ownership; conduct team meetings and development to achieve “BOL” best operating levels, develop and implement sound operational procedures, policies and standards.

Minimum requirements: a college degree (years of experience may be substituted for education); 10 years of successful experience in leading a  property management company or division (affordable housing & market rate); demonstrated ability to manage staff (62 site and 10 office based),  expertise with local, state and Federal housing regulations;  strong Section 8 and Tax Credit knowledge and experience; established relationships with HUD and affordable housing providers; solid experience with accounting requirements; working knowledge and experience of MS Office; ability to travel within the DC Metro area regularly; strong written and verbal communication.

Property Manager   

AHC Management LLC.

Arlington, VA

The Property Manager will manage a portfolio of affordable properties; provide leadership and supervision to site staff; ensure that all operations and documents are in compliance with Federal & State requirements; complete annual budgets; monitor monthly, income & expenses; conduct monthly operations audit, capital expenditures are on schedule and budget, properties are in compliance, ensure that all maintenance services are being completed & tracked; prepare related reports; other related duties.

Minimum requirements:  a college degree (years of experience may be substituted for education); 3 years in a property manager’s role, at least 7 years in residential site management; required certifications include ARM, CAM, RAM; proven track record of success with cooperative management, effective communication,  marketing, managing multiple projects & meeting deadlines; ability to produce reports, maintain records; extensive experience with budgeting & cost management; knowledge of local Virginia apartment market & Fair Housing regulations; ability to think strategically with proven problem solving skills; excellent communication, time management & organizational skills; knowledge of Jenark software preferred; proficiency with MS Word & Excel.

Help Desk Technician

AHC Inc.

Arlington, VA

The Help Desk Technician will work closely with the Systems Administrator to provide technical support for software & hardware issues to AHC employees.  The Technician will keep all employee equipment running effectively and troubleshoot a wide range of technical, computer-related issues. The position reports to the Systems Administrator. There are 100+ users & workstations (multiple sites in Arlington).

Minimum requirements: College degree in Computer Science or related field; two years experience providing IT support, specifically with troubleshooting & servicing users in an office environment; knowledge of MS Office; ability to demonstrate knowledge in applicable areas of technology; knowledge of Symantec Ghost or other imaging technology; knowledge of MAC OSX & IOS; ability to perform remote troubleshooting; evidence of flexibility & problem solving skills; ability to multi-task with frequent interruptions, occasionally in urgent situations; strong communication, customer service & time management skills; valid driver’s license & ability to travel within Arlington (regularly) & Baltimore (as needed); ability to lift up to 50 lbs.

Project Manager

AHC Inc - Multifamily Division

Arlington, VA

The Multifamily division is responsible for acquiring & constructing/renovating multifamily properties, with emphasis on existing garden apartments in need of renovation. 

The Project Manager will work with multifamily development team in identifying, financing, developing, and operating properties for low-and-moderate income families.  The position reports to the Director, Multifamily.

Key responsibilities: Identifying potential new projects; generating development budgets & operating pro forma to evaluate the financial feasibility of potential new projects; preparing loan packages, tax credit application, and coordinating the underwriting & property/loan closing process; identifying new projects for development opportunities; identifying & monitoring public and private sources for funding; working with architects, engineers, general contractors & property managers; working with in-house construction managers to administer construction contracts & the bid process; coordinating with property management to ensure effective lease-up & operations; managing & monitoring public approval process for AHC development projects; other related duties.

Minimum requirements: College degree in Finance, Business or related field; 2-4 years experience in multifamily housing development; working knowledge of development budgets & pro forma; experience with project management; knowledge of construction process; proven ability to work effectively with strict deadlines & under pressure; proficiency with MS Office; strong communication (oral & writing) & interpersonal skills.

Site Manager

The Manager will facilitate the efficient operation of the property, ensuring proper maintenance of the units and delivery of high quality customer service to its clients. The ideal candidate will be a team player, detail oriented, & ‘hands-on.’

Responsibilities include: planning and directing the day-to-day operations of the property; ensuring the timely collection of rents & meeting the financial objectives of the property; developing and successfully implementing  annual operation and capital improvement budgets; preparing monthly management & financial reports; preparing analysis of local market conditions & trends; managing related vendors and contracts;  implementing policies & procedures; recruiting, training, developing, mentoring & motivating onsite staff;  other related duties.

Minimum requirements: Associates degree, Bachelors degree preferred, or equivalent 5 years of experience in site management; required certifications include TCS (Tax Credit Specialist) or COS (Certified Occupancy Specialist); prior experience as a Site Manager with a proven track record of success with cooperative management, effective communication,  marketing, managing multiple projects & meeting deadlines; ability to produce reports, maintain records; experience with budgeting & cost management; knowledge of local Virginia apartment market & Fair Housing regulations; ability to think strategically with proven problem solving skills; excellent communication, time management & organizational skills; knowledge of Jenark software preferred; proficiency with MS Word & Excel.
